Commercial Remodeling · Charlotte, NC

Existing buildings, reworked for the business inside them

Commercial remodeling reworks a building that already stands, so the space fits the business using it today. K & Y Builders works as a commercial remodeling contractor across the Charlotte area. We remodel offices, warehouses, automotive shops, medical and dental offices, and retail and restaurant space. We work for business owners, property owners, property managers, investors and tenants.

We build commercial space for our own portfolio, so we remodel your building as if we will own it. As a commercial general contractor for the Charlotte area, we also take on ground-up buildings. Call or text (704) 286-6210, and we will look at the building and put the quote in writing.

What does a commercial renovation include?

Some commercial renovations change the look of a space with new finishes. Others take the interior down to the structure and rebuild it around a new layout. Structural improvements, such as a new opening in a load-bearing wall, usually start with an engineer's design. Older buildings were built to older codes, so code compliance updates often join the work.

Each kind of building brings its own needs. In an office, our office renovation work covers new layouts, walls, ceilings and lighting. For warehouses, warehouse renovation adds office space inside or readies the floor for a new use.

Doctor's and dentist's offices get exam and treatment rooms through our medical office build-outs. Stores and restaurants call for retail build-outs. Automotive shop remodels and upgrades stay with commercial remodeling.

A commercial remodel while your business stays open

Many businesses cannot close for a remodel. We work within your existing footprint and keep daily operations going with minimal disruption. That means phased work: one area is closed off and finished before the next one opens. State law lets the inspector issue a temporary certificate of occupancy for finished portions before the whole job is done.

The North Carolina Existing Building Code has rules for this. In an occupied building, required exits, existing structure, fire protection devices and sanitary safeguards stay in service during alterations. Where one of them is being reworked, the code calls for an adequate substitute. If sprinklers are shut off to tie in new work, the code has the valves checked after each work period.

We plan the phases around those rules and around how your business runs. Our in-house crews cut the delays that come from waiting on subcontractors. Clear timelines and proactive communication keep you and the people in the building informed as each phase moves.

Commercial renovation and the building code in Mecklenburg County

Under state law, remodel work on load-bearing structure needs a permit whatever the job costs. So do changes to plumbing, wiring, heating or air conditioning, and work the fire code covers. In Charlotte and the rest of Mecklenburg County, Mecklenburg County Code Enforcement issues those permits. Its plans examiners review the drawings, and its inspectors check the work against the approved plans.

The North Carolina Existing Building Code sorts remodel work by type and size, and the drawings mark the work area. Replacing or covering existing finishes with new ones for the same purpose is the lightest level of alteration. Moving walls, adding or closing a door or window, extending a system or adding equipment sits a level higher. When the work area passes half the building area, the requirements grow again.

For tricky code questions, Mecklenburg County offers a preliminary review meeting with its plans examiners before submittal. When state law calls for an architect or engineer, no permit issues until the drawings carry that seal. We coordinate with the outside architect and engineer, or build to the plans your designer drew. Outside Mecklenburg County, the local building office reviews the plans, like Union County Building Code Enforcement for Indian Trail.

How We Work

How a Job With K & Y Runs

From the first call or text to the finished work, here is how it goes.

1

Call or text

Call or text (704) 286-6210 and tell us about the building or the lot. Send plans or photos if you have them.

2

We look at the job

We meet you at the building or the site and go over the scope. In an occupied building, we also plan how your business keeps running.

3

Plan and written quote

We work out the budget and the schedule, with time for plan review built in. Then the quote comes to you in writing.

4

The build

Our crews do the work, and we keep you posted on the schedule as it moves. On a new site, public utility lines get marked through NC 811 before we dig.

5

Final walk-through

The last inspections and a final walk-through with you close out the job. Once the inspection department issues its certificate of compliance, the building or space is ready for business.

FAQ

Commercial Remodeling Questions, Answered

Common questions about commercial remodeling around Charlotte and the surrounding towns. If yours is not here, call or text and ask.

Call (704) 286-6210

How much does a commercial remodel cost?
The price depends on the size of the work area and how deep the work goes. Structural changes, new mechanical and electrical work, code compliance updates and phasing in an occupied building often move it most. Finishes matter too, and we favor durable, low-maintenance ones. We look at the building and the plans, then put the quote in writing.
What happens if the remodel uncovers a problem behind the walls?
Older buildings can hide damage or outdated wiring that no drawing showed. We tell you and lay out the options, with what each one does to the price and the timeline. Mecklenburg County reviews small changes like a moved wall or door as Revisions to Approved Plans.
Do you remodel automotive shops?
Yes, automotive shop remodels and upgrades are part of our commercial remodeling work. Our past work includes a new automotive repair center in Stallings. Moving a shop into a building made for another use is a change of use. The state's existing building code then applies every building code rule for motor vehicle uses, which can mean sprinklers.
Who hires K & Y for commercial remodeling?
Business owners, property owners, property managers, investors and tenants. Some own the building their business runs in. Others manage buildings with several tenants. We work on commercial buildings only, so home remodeling is not something we take on.
How long does a commercial renovation take?
It depends on the work area, the plan review, the order times for materials and the number of phases. Work in an occupied building usually takes longer, because each phase finishes before the next one starts. For smaller office and store renovations, Mecklenburg County's small commercial review has a goal of five days from plan acceptance. We give you a realistic timeline with the written quote.
