Questions About Commercial Construction Around Charlotte
These are the questions we hear most from businesses, investors and
property managers around Charlotte. They cover remodels, upfits, new
buildings and the written quote. If yours is not here, call or text and
we will answer it.
A commercial general contractor runs the whole job on a business building, from early planning to the final walk-through. K & Y Builders does that for business owners, property owners and managers, investors and tenants around Charlotte. Our in-house crews do the work with company-owned equipment. Residential work is not something we take on.
Do you take on commercial remodels and smaller jobs?
Yes. Remodeling existing buildings is one of our specialties. Office remodels, warehouse remodels, doctor's and dentist's offices and automotive shop upgrades are all part of our commercial remodeling work. Smaller, quick jobs are welcome too.
What is a commercial upfit?
Upfit is the Charlotte-area word for a tenant improvement. An upfit turns a shell or a past tenant's space into a finished space for a new tenant. We build commercial upfits for landlords and property managers, and for the tenants moving in.
Can our business stay open while you work?
In most cases, yes. We work within your existing footprint and phase the work to keep daily operations going with minimal disruption. A commercial addition ties into the existing building, and we plan it so the business can keep running.
What is flex space, and do you build it?
Flex space is a warehouse with a little bit of office space in it. It is our specialty, and we build it from the ground up for investors and owner-users. We plan the warehouse and office portions as one building, along with the site.
Do you work with architects and engineers?
Yes. On a design-build project, K & Y is your single partner from concept to completion. We coordinate the design with outside architects and engineers, then build it. Design and construction run on one schedule, with one point of accountability.
Does a commercial project around Charlotte need a permit?
Most commercial work needs a building permit, alterations and repairs included. In Charlotte and across Mecklenburg County, Mecklenburg County Code Enforcement issues the permits and inspects the work. In Indian Trail, the town handles zoning and Union County Building Code Enforcement issues the building permit. Plan review and inspections go on the project schedule from the start.
What area do you work in?
We are based in Indian Trail, in Union County, southeast of uptown Charlotte on US 74. Our service area runs about an hour out from the center of Charlotte. That takes in Mecklenburg, Union, Cabarrus, Gaston and Iredell Counties, up to Lake Norman, and reaches into South Carolina.
How does pricing work?
We price each project on its own scope, after we look at the job. Size, layout changes, mechanical and electrical work, code compliance updates and finishes all move the number. On a new building, the site work and the size of the shell drive it. Call or text (704) 286-6210, and the quote comes to you in writing.
