What goes into a medical office build-out?
A doctor's office is planned around its exam rooms. OSHA's bloodborne pathogens standard calls for handwashing facilities readily accessible to employees. That puts sink locations early in the plan, before the walls go up.
The Americans with Disabilities Act lists the professional office of a health care provider as a public accommodation. Federal guidance calls for at least 30 by 48 inches of clear floor space beside an accessible exam table. The room should also have turning space for a wheelchair, such as a 60-inch circle. One such room may be enough for a small practice, while a large clinic will likely need more.
The plan also sets the path patients take from the waiting room to the exam rooms. A plain office suite with no patient rooms is office renovation work.
Dental office construction: treatment rooms and X-ray rooms
Dentists call their treatment rooms operatories, and each chair needs its own utilities. A chair maker's installation guide lists hookups such as air, water, power, data and vacuum. The maker's full-size templates set where the plumbing and electrical go.
Dental X-rays bring a state rule into the floor plan. Under North Carolina's radiation protection rules, a qualified expert reviews X-ray room plans before construction or a structural change. The expert's recommendations then go to the state's Radiation Protection Section.
The state's guidance says most walls give enough protection for intraoral and panoramic units. A dental CT unit may need added building materials to limit radiation outside the room. The X-ray unit goes in only after the state acknowledges the plan. That review sits early on our schedule.
Plan review for doctor's and dentist's offices around Charlotte
In Charlotte and the rest of Mecklenburg County, Mecklenburg County Code Enforcement reviews commercial plans and issues permits. Its small commercial plan review takes many office upfits and renovations up to 10,000 square feet.
The small commercial list excludes medical offices using anesthesia that renders the patient unconscious, such as dental or doctor's offices. A change of use is on that list too. Those projects go to the county's scheduled commercial plan review instead.
In Indian Trail and most of Union County, Union County Building Code Enforcement issues the building permits. With our preconstruction services, the plan review and the inspections sit on the timeline from the start.
