Ground-Up Construction in Charlotte, NC

Ground-Up Construction · Charlotte, NC

From raw land to a turn-key commercial building

Ground-up construction starts with raw land and ends with a turn-key building ready for business. At K & Y Builders, we specialize in building commercial spaces from the dirt up. We build flex space, warehouses, retail centers and multi-family buildings for investors and business owners. Our in-house crews handle the site work and manage the entire vertical build.

Our crews and company-owned heavy equipment remove delays from subcontractor availability. As a commercial general contractor around Charlotte, we work from our office in Indian Trail. Call or text (704) 286-6210, and we will look at the site and put the quote in writing.

What We Handle

  • Site development and grading with company-owned heavy equipment
  • Foundations and slabs built to the engineer's design
  • Structural steel and framing that carry the building shell
  • Interior finishes that turn the shell into usable space
  • Parking lots and the finished site around the building
  • Flex space, warehouses, retail centers and multi-family buildings
  • Design coordination with the outside architect and engineer
  • Plan review and inspections built into the schedule

What are the steps in new commercial construction?

Site work comes first. Our in-house crews clear and grade the land with company-owned heavy equipment, then build the pad. Cecil soil, with its firm red clay subsoil, is common on the Piedmont around Charlotte. A soils report from a geotechnical engineer usually guides the foundation design.

Next come the footings and the slab, built to the engineer's design. Then the structural steel or framing goes up, and the walls and roof close in the shell. Inside, the interior finish turns the shell into usable space, such as offices and restrooms. The parking lot and the site finish come last.

Inspections run alongside the work. Under state law, local inspectors make as many inspections as needed while the work progresses. At the end, the inspector makes a final inspection and issues a certificate of compliance when the work complies. Then we hold the final walk-through with you.

Site plans and approvals for new buildings around Charlotte

A new building needs approvals before the site work starts. In Indian Trail and Stallings, Union County Building Code Enforcement issues the building permit, while the town handles zoning. The county's commercial checklist calls for sketch plan and site plan approvals before the permit application. Stallings also requires a Tree/Land Disturbance Permit before any excavation or fill.

In Charlotte and the rest of Mecklenburg County, Mecklenburg County Code Enforcement issues building permits. The county offers pre-permitting meetings for phased projects and for more than one building on a site. In Gastonia, new commercial construction needs a city site plan, and approval averages two months. We put each approval on the schedule from the start.

Grading and digging have rules of their own. Under state law, work that disturbs more than one acre needs an approved erosion and sedimentation control plan. The plan is usually filed at least 30 days before grading starts. Before any digging, state law also calls for notice to NC 811 at least three full working days ahead.

A commercial building contractor that builds for its own portfolio

K & Y started as property owners. We began by developing commercial spaces for ourselves, and we still build for our own portfolio. So we build yours as if we will own it. We treat your capital investment with the same discipline we apply to our own.

Our ground-up work includes a 23,000 square foot flex space building and a four-unit mixed-use building in Indian Trail. We also rebuilt an eight-unit multi-family building in Charlotte from the ground up after a fire. In Stallings, our new construction work includes an automotive repair center.

We favor durable, low-maintenance finishes that protect the building's value. You get a realistic timeline with the written quote, then proactive communication as the work moves.

How We Work

How a Job With K & Y Runs

From the first call or text to the finished work, here is how it goes.

1

Call or text

Call or text (704) 286-6210 and tell us about the building or the lot. Send plans or photos if you have them.

2

We look at the job

We meet you at the building or the site and go over the scope. In an occupied building, we also plan how your business keeps running.

3

Plan and written quote

We work out the budget and the schedule, with time for plan review built in. Then the quote comes to you in writing.

4

The build

Our crews do the work, and we keep you posted on the schedule as it moves. On a new site, public utility lines get marked through NC 811 before we dig.

5

Final walk-through

The last inspections and a final walk-through with you close out the job. Once the inspection department issues its certificate of compliance, the building or space is ready for business.

FAQ

Ground-Up Construction Questions, Answered

Common questions about ground-up construction around Charlotte and the surrounding towns. If yours is not here, call or text and ask.

Call (704) 286-6210

How much does ground-up construction cost?
The price starts with the building's size and what it will be used for. The site moves it too: grading, rock, utilities and stormwater controls. So do the shell and how much of the interior gets finished. We look at the site and the plans, then put the quote in writing.
How long does it take to build a new commercial building?
The site work and the plan review often set the pace. In Stallings, the town's plan review for a new development can take up to 30 business days per review. Order times for steel and doors matter too. We set a realistic timeline before work starts and keep you posted as the job moves.
Do I need plans or an architect before I call?
No. If you already have plans, we work from them. If not, we coordinate the design with an outside architect and engineer. Larger commercial projects need plans sealed by a design professional, such as an architect or engineer.
When can we move into a new building?
Under state law, a new building may be occupied once the inspection department issues a certificate of compliance. A temporary certificate of occupancy may also be issued for a stated period. It can cover the whole building or specified portions of it. We plan the work order around the date you need to open.
What kinds of commercial buildings do you build from the ground up?
Flex space is mainly what we specialize in: a warehouse with a little office space in it. We also build new warehouses and retail centers, plus apartment and mixed-use buildings. We build commercial buildings only. Residential work is not something we take on.
Do you also work on existing commercial buildings?
Yes. Commercial remodeling of existing buildings is one of our specialties. We plan that work to keep your daily operations going with minimal disruption.
