Apartment and mixed-use buildings for owners and investors

Multi-family construction at K & Y Builders covers apartment buildings and mixed-use buildings, built new or rebuilt. We build them for property owners and investors around Charlotte. Past work includes an eight-unit multi-family rebuild in Charlotte and a four-unit mixed-use building in Indian Trail.

K & Y began by developing commercial spaces of our own. So we build your apartment building as if we will own it. As a commercial general contractor for the Charlotte area, we keep full control from early planning through the final walk-through. Call or text (704) 286-6210, and we will look at the project and put the quote in writing.

What does a multi-family builder handle on a new building?

A new apartment building starts with the site. Our in-house crews handle the site work and grading with company-owned heavy equipment. That cuts the delays that come from waiting on a subcontractor's schedule.

Next come the foundation and the framing. Once the shell is closed in, the work moves inside to the units and the common areas. The parking lot and the site finish come last, then the final walk-through.

It is the same process behind our ground-up construction of flex and warehouse buildings. We keep you posted with clear timelines and proactive communication as the building goes up.

Mixed-use buildings and apartment plan review around Charlotte

Mixed-use buildings are part of this work, like the four-unit mixed-use building we built in Indian Trail. In a building with apartments and commercial space, that space can stay a shell until a tenant signs. Then it gets finished for the tenant, such as a retail build-out for a store or a restaurant.

In Mecklenburg County, apartment buildings of four stories or less go through Code Enforcement's commercial plan review. Buildings of five stories or more, and podium or wrap buildings, go to its Mega-Multifamily team. Outside Mecklenburg County, the local permit office answers where your plans go.

Multi-family rebuilds after a fire in Charlotte

We rebuilt an eight-unit multi-family building in Charlotte from the ground up after a fire. A rebuild like that starts with taking down what the fire left. In Mecklenburg County, both the demolition and the new building need permits from Code Enforcement.

North Carolina law calls for notice to NC811 before demolition, the same as before digging. The notice goes in at least three full working days ahead. Utility owners also get time to remove or protect their lines before the building comes down.

Charlotte's Unified Development Ordinance has a rule for buildings that no longer meet today's zoning. If fire damages one, it can be restored to its original size and condition. The rule ties that to a building permit application within 18 months of the damage. The city's zoning staff answers how the rule fits your lot.

How We Work

How a Job With K & Y Runs

From the first call or text to the finished work, here is how it goes.

1

Call or text

Call or text (704) 286-6210 and tell us about the building or the lot. Send plans or photos if you have them.

2

We look at the job

We meet you at the building or the site and go over the scope. In an occupied building, we also plan how your business keeps running.

3

Plan and written quote

We work out the budget and the schedule, with time for plan review built in. Then the quote comes to you in writing.

4

The build

Our crews do the work, and we keep you posted on the schedule as it moves. On a new site, public utility lines get marked through NC 811 before we dig.

5

Final walk-through

The last inspections and a final walk-through with you close out the job. Once the inspection department issues its certificate of compliance, the building or space is ready for business.

FAQ

Multi-Family Construction Questions, Answered

Common questions about multi-family construction around Charlotte and the surrounding towns. If yours is not here, call or text and ask.

Call (704) 286-6210

How much does it cost to build an apartment building?
The price starts with the size of the building and the number of units. Grading, utility connections, parking and stormwater on the site move it too. An elevator and the finish level in each unit add to it as well. We look at the plans and the site, then put the quote in writing.
How long does multi-family construction take?
The schedule depends on the size of the building and on the plan review. Order times for materials can move it as well. We give you a realistic timeline with the written quote. Then we keep you up to date at each stage of the build.
Do accessibility rules apply to a small apartment building?
The federal Fair Housing Act sets design rules for buildings with four or more units. With an elevator, every unit is covered; without one, the ground floor units are. Covered units need doors wide enough for a wheelchair and bathroom walls built to take grab bars later. Your architect confirms which units the rules cover.
Do you renovate existing apartment buildings?
Yes. Renovations of existing apartment and mixed-use buildings are part of our commercial remodeling work. We can phase the work in an occupied building with minimal disruption.
Who draws the plans for a multi-family building?
If you already have an architect and an engineer, we build to their plans. If not, our design-build service brings in the architect and engineer we coordinate with. Either way, we line up the budget and the scope with the design before the build starts.
Do you build for investors who plan to hold the building?
Yes. We build for our own portfolio too, so we plan your building the way a long-term owner would. We favor durable, low-maintenance finishes that protect the asset's value. Your capital gets the same discipline we apply to our own.
