Huntersville's commercial and industrial space clusters along I-77 and Old Statesville Road, the town's 2040 plan finds. The town grew from 24,960 people in 2000 to 61,376 in 2020, and that space grew with it. When a suite turns over, the new tenant often needs a different layout. Every building permit for that work, even an interior upfit, needs the town's zoning approval first.
K & Y Builders is a commercial general contractor based in Indian Trail, and Huntersville is part of our service area. Here we take on commercial remodeling in existing buildings and new flex buildings from the ground up. We started as commercial property owners, and we still build for our own portfolio. Call or text (704) 286-6210, and we will look at the job and put the quote in writing.

The Park Huntersville sits beside I-77, a business park with offices, flex space, medical space and a hotel. The town's 2040 plan ties a 45 percent jump in local jobs, from 2012 to 2017, partly to its growth. The Census now estimates 68,535 people in town for 2025.
Flex space, a warehouse with office space in it, shows up in the town's newer projects too. One commercial site plan under review shows two industrial buildings planned for warehouse and flex use. The town's project list also includes new commercial and industrial buildings at Bryton.
Flex space is mainly what we specialize in, and our past work includes a 23,000 square foot flex building. In flex space construction, we plan the warehouse and office portions together with the site work. Our in-house crews and company-owned equipment handle the site work and the vertical build.
Exit 25, where I-77 meets NC 73 at Sam Furr Road, opened in 1994. The town's plan shows Northcross and Birkdale Village growing up around it after that. The plan counts Northcross as a power center with about 560,000 square feet of retail.
Birkdale Village holds about 165,000 square feet of retail. The plan calls it one of the first New Urbanist mixed-use projects in the region. There and at Rosedale, shopfronts face the street, and some have offices or apartments upstairs. Bryton, near the south end of town, is planned as a power center of up to 1,000,000 square feet of retail.
Space like this turns over. When a store or an office closes, the next tenant usually needs a new layout and new finishes. Around Charlotte, that work is called a commercial upfit. We build upfits in shell space and in suites a past tenant built out.
Two offices share the work. The Town of Huntersville Planning Department reviews zoning. Mecklenburg County Code Enforcement, a division of the county's land use agency (LUESA), issues building permits and inspects the work.
The town's own guide for businesses opening in Huntersville says every building permit in Huntersville needs the town's zoning approval. That covers new buildings, additions, demolitions and interior upfits. The application goes into the county's online system, which routes it to the town for review.
For a new building, or a new use in an existing one, the town asks owners to contact its Planning Department first. That covers the commercial site plan review or the change of use process. The county's Small Commercial review covers upfits and renovations up to 10,000 square feet. It also needs Huntersville's zoning approval before the plans go in.
In our preconstruction services, those reviews sit on the schedule from the start. The town and the county answer what a given parcel and building need, and we point you to the right office.
About half of Huntersville lies in a critical or protected watershed, a state designation that limits development. The western half drains to Lake Norman and Mountain Island Lake, drinking water sources for the Charlotte region.
Watershed and post-construction rules cap built-upon area, meaning hard cover such as buildings and pavement. The town says properties developed after July 1, 2007 are likely subject to those caps. A new wing or a bigger parking lot adds built-upon area, so commercial additions start with that math.
Before any grading, the town's engineering staff reviews the land development plans. They check stormwater and stream buffers, plus commercial driveways and turn lanes. After the build, an as-built survey confirms the built-upon area and the stormwater controls.
The federal soil survey maps Cecil soil, a red clay that moves little with moisture, across much of the town. Iredell and Enon soils show up too, and their clay swells when wet and shrinks as it dries. An engineer's soil report on the lot sets the slab and footing design. Before our crews dig, state law requires notice to NC 811 at least three full working days ahead.
