Gastonia grew up as a textile town, and its older commercial space includes mill-era buildings and downtown storefronts. When a new tenant or a new use moves in, that older space often needs code compliance updates first. Along I-85, the work looks different: new buildings on open sites in the business parks. Inside the city, both kinds of work go through two offices: city zoning, then the county's construction permit.
K & Y Builders is a Charlotte-area commercial general contractor, and Gastonia is part of our service area. We work for business owners and for the people who own or manage commercial buildings. In older buildings we remodel and upfit; on open sites we build from the ground up. Call or text (704) 286-6210 to talk about a project in Gastonia.
Tell us about the remodel, upfit, addition or new building and where it is. We look at the job and put the quote in writing.
Textile mills shaped much of Gastonia's older building stock. Loray Mill, west of downtown, was the largest mill under one roof in the South when it was finished. It closed in 1992. The first phase of its redevelopment opened in 2014, with apartments on the upper floors.
Buildings from that era can take on a new use, and the state has a code for that work. The North Carolina Existing Building Code covers alterations and changes of use in buildings already standing. Gaston County's commercial permit forms ask which path in that code a project follows.
A change of use, like a warehouse becoming a showroom, can call for added exits or sprinklers. Older buildings may also need accessibility upgrades. We take on this work as commercial remodeling, in phases when the building stays occupied.
Gastonia is the Gaston County seat and the county's largest city, with 80,411 people at the 2020 Census. Downtown is within walking distance of the FUSE District, which stands for Franklin Urban Sports and Entertainment. CaroMont Health Park anchors the district as the home of the Gastonia Ghost Peppers baseball team.
The city is working to draw redevelopment to West Franklin Boulevard, the corridor between downtown and the district. New developments have opened in the FUSE District, and more are under construction or announced.
When a downtown suite changes hands, the next tenant often needs an upfit. Upfit is the Charlotte-area word for a tenant improvement. We build commercial upfits that take shell space or a past tenant's suite to a finished space.
Several of Gastonia's business parks sit within about a mile of I-85. Gateway 85 runs along the interstate in Gastonia and Lowell, east of Cox Road and south of NC Highway 7. Its plan calls for about 3.6 million square feet of warehouse space at full buildout. Delta Industrial Park is just off I-85 at Exit 14.
Gastonia Technology Park lies about a mile north of I-85, reached by US 321. Gaston County developed it for advanced manufacturing and technology. The City of Gastonia is the park's electric provider, and city water and sewer lines serve it.
North of I-85, the county-owned Summit at Court Drive is planned for medical and office use. A doctor's or dentist's office going in there starts with a medical office build-out. For investors and owner-users, we build flex space from the ground up: warehouse space with office space inside. Our in-house crews and company-owned equipment handle the site work and the steel.
Inside the city limits, a commercial project starts with a zoning permit from the City of Gastonia. As of August 2022, Gaston County Permitting issues the construction permits for work in the city. The county asks for the city's zoning permit before it takes the application.
Gaston County's commercial package covers new buildings, additions, upfits, remodels and changes of use. Plans must be titled 'For Construction' and come with a structure summary. A pre-engineered metal building needs engineer-sealed plans. Work in part of a building needs an overall plan that marks the project area.
Site work adds approvals. Under an acre of disturbed land, the county's erosion control form covers the site. At an acre or more, Gaston County Natural Resources must approve a full erosion and sediment control plan. These approvals go on the schedule before any work starts.
