Pineville covers about 6.6 square miles, yet it holds a lot of commercial space. The town's 2022 plan found that warehouse and commercial buildings make up more than half of its building square footage. The same plan flags an extremely limited supply of recently built office and industrial space. So when a lease turns over here, the next tenant often moves into an older building that needs work first.
K & Y Builders is a commercial general contractor based in Indian Trail, and Pineville is in our service area. We take on commercial remodeling and commercial upfits for business owners and for commercial property owners and managers. We started as property owners ourselves, and we build as if we will own the building. Call or text (704) 286-6210, and we will look at the job and put the quote in writing.

In the 2022 plan's count, warehouses hold 27.6 percent of Pineville's building square footage. Commercial uses hold 27.2 percent and offices 5.3 percent. Commercial and office space clusters along I-485, and warehouses sit mostly in the northwest part of town. Industrial employers gather near Pineville Road and Industrial Drive, the plan's job map shows.
Much of this space has some age on it. Pineville grew as a textile mill town, and the Dover Yarn Mill opened in 1890. Downtown still has the small historic Main Street buildings the town is known for. The 1990s brought a wave of suburban retail, the town says, including Carolina Place Mall.
New space is on the way. The town's project list shows a warehouse and logistics development approved for up to 3.5 million square feet. It also lists a warehouse and office building in permitting and a two-story office building on Main Street. When an older warehouse needs new offices or a new use, that is warehouse renovation work.
Retail trade is Pineville's largest industry by jobs, at 30.2 percent in the 2022 plan. Health care and social assistance follow at 24.2 percent. The plan says those jobs lean largely on Carolina Place Mall and Atrium Health Pineville, the hospital on Park Road. For doctor's and dentist's offices, we build medical office build-outs in leased or owned space.
The plan also names a threat: the decline of indoor malls. It points to a need for creative investment and redevelopment, with room for nontraditional uses. Around Carolina Place Parkway, the plan calls for mixed-use infill and prepares for a future LYNX light rail station. A store or restaurant that changes hands often needs a retail build-out before it opens.
Downtown is changing too. The 2022 plan asks for downtown's historic buildings to be retrofitted and reused. The town is updating its 2005 Downtown Master Plan, with completion now targeted for spring 2027. Town Council has approved designs for an apartment project on the old post office site at Main and Church.
Permits here come from two offices. The town's Planning and Zoning Department handles zoning inside town limits. Mecklenburg County Code Enforcement, part of the county's land use agency (LUESA), issues building permits and inspects the work.
The county's Small Commercial Plan Review takes many office and retail upfits up to 10,000 square feet. The project must be permit-ready, and the county aims to finish review within five days of plan acceptance. Changes of use and assembly spaces go to full scheduled review instead. So do medical offices that use anesthesia to put patients under.
Restaurants and bars that serve alcohol have one more step. For an ABC license, the town's zoning form also needs sign-off from county building and fire inspectors. On our jobs, the permit application and the inspections sit on the schedule from the first meeting. Under state law, new or altered space is occupied only after the inspectors issue a certificate of compliance.
Three creeks shape Pineville's land. Sugar Creek and Little Sugar Creek cut through town, and McAlpine Creek runs along its southern edge. The 2022 plan calls their flood hazard areas a development challenge. Along the creeks, the federal soil survey maps Monacan soil, formed in flood plain sediment and frequently flooded.
The town's floodplain rules require a floodplain development permit before any development in the mapped flood area. A remodel or addition that costs half or more of a building's market value counts as a substantial improvement. If the building sits in the mapped flood area, it then has to meet the flood protection elevation. That means building to the community flood level plus one foot, or floodproofing a building that is not residential.
The current version of Pineville's post-construction stormwater ordinance took effect March 10, 2026. Commercial work that disturbs less than one acre and creates less than 20,000 square feet of built-upon area is exempt. It must not be part of a larger development, and gravel counts as built-upon area. A Mecklenburg County water quality manager administers the ordinance for the town.
In about 7,500 acres around town hall, the federal soil survey maps Iredell soil most often. It drains moderately well and takes in water very slowly, while Wilkes soil is shallow to soft rock. Wilkes also carries a high shrink-swell rating, and an engineer's soil report usually guides the slab and footing design. Before any digging, state law calls for notice to NC 811 at least three full working days ahead.
