Commercial Remodeling, Upfits and Ground-Up Construction in Mooresville

Mooresville is adding commercial space fast, and some of its shopping centers are aging. The town's 2040 plan counts about 5.5 million square feet of industrial space in its planning area in 2024. It projects about 10.3 million by 2040, warehouses and flex space included. The plan also says aging centers along NC 115, NC 150 and Williamson Road will need new uses.

Mooresville is part of the service area for K & Y Builders, a commercial general contractor based in Indian Trail. Here we take on commercial remodeling in older buildings and new flex and warehouse buildings from the ground up. We build for our own portfolio too, so we treat your capital investment with the same discipline. Call or text (704) 286-6210, and we will look at the job and put the quote in writing.

Flex space and business parks in Race City, USA

The town's own history traces Mooresville from railroad town to textile center to Race City, USA. Mooresville's visitors bureau counts more than 60 race teams and racing-related businesses in town. Some race shops even have viewing windows, so fans can watch the teams prepare, Iredell County notes.

A south Iredell nonprofit developed three business parks, about 1,200 acres in all. The county's economic development corporation lists the newest, Mooresville Business Park East, at 476 acres off NC 801. The group bought that land in 2013. The park sits about 5.6 miles east of I-77 Exit 36 and takes buildings of 50,000 square feet and up.

The town's plan lists warehouse, logistics, light manufacturing and automotive research among the targeted uses for its industrial centers. In the town's development ordinance, the Hybrid Light Industrial district allows office, light manufacturing and warehousing, flex uses included. Flex space is mainly what we specialize in, and our past work includes a 23,000 square foot flex building. For flex space construction, our in-house crews and company-owned equipment handle the site work and the vertical build.

As of July 2024, the plan counted about 3 million square feet of industrial development committed in its planning area. A new interchange is planned at I-77 Exit 38 on Cornelius Road, which the plan calls the Northern Gateway. The plan pictures office space there, with land held for a corporate headquarters. The town and its partners are also building an east-west connector from Langtree Road east to NC 3.

Remodeling older storefronts and shopping centers in Mooresville

Mooresville dates to the 1850s, and the town has kept many historic buildings downtown. The town's downtown zoning calls for new buildings of two to four stories on Main Street. In the historic district, exterior changes need a certificate of appropriateness before the building permit. Interior work that leaves the outside and the floor area alone can get its permit without one.

The town's plan describes its aging shopping centers as big box or multitenant buildings with large surface parking lots. It expects them to be repurposed in the next ten to twenty years. When a store or a suite turns over, the next tenant usually needs a new layout. In the Charlotte area, that tenant work is called a commercial upfit.

The plan also counts about 4.5 million square feet of office space in its planning area in 2024. It projects about 5.6 million by 2040. We remodel older offices and shop buildings, and phased work keeps daily operations going with minimal disruption.

Who issues commercial permits in Mooresville?

The Town of Mooresville does, through its own Building Permitting and Inspections Department. In September 2023, the town took over that work from Iredell County inside town limits and its extraterritorial jurisdiction. Before that, permits came from the county's building standards division in Statesville.

The department sits in One Mooresville Center on West Iredell Avenue. Planning and Community Development and the Fire Marshal's office work in the same building. Every commercial project goes through plan review before permits are issued, and submittals go through the town's online portal.

Planning staff advise owners on zoning permits and rezonings. The town adopted its Mooresville Tomorrow 2040 plan on September 21, 2026, to guide future rezonings and development decisions.

In our preconstruction services, the town's plan review and any county reviews sit on the schedule from the start. The town answers what a given parcel allows, and we point you to the right office.

Site work in Mooresville: watershed caps and red clay

Mooresville straddles two river basins. Part of town drains to Lake Norman on the Catawba River. Other parts sit in the Back Creek and Coddle Creek watersheds of the Yadkin basin. The town's watershed rules cap built-upon area, meaning hard cover such as roofs and pavement.

In the Lake Norman critical area, the low-density option caps commercial sites at 24 percent built-upon area. The high-density option allows up to 50 percent, with stormwater control measures. For development lawfully in place before July 1, 1993, only the net new built-upon area counts toward the cap. We run those numbers before design starts on commercial additions and bigger parking lots.

The federal soil survey maps Cecil soil on about half the ground around Town Hall. Pacolet soil covers about a fifth more, and both are very deep, well-drained soils with red clay subsoil. Chewacla loam lines the creek bottoms, where the survey marks it frequently flooded.

An engineer's soil report on the lot sets the slab and footing design. State law requires notice to NC 811 at least three full working days before digging starts.

Mooresville FAQ

Questions We Hear Around Mooresville

A few of the questions we hear most around Mooresville. If yours is not here, call or text and ask.

Call (704) 286-6210

Is Mooresville part of your service area?
Yes. Mooresville is part of our service area, about 27 road miles north of uptown Charlotte by I-77. We work for owners and managers of commercial property across the town. Call or text (704) 286-6210 to talk through the job.
Do I still deal with Iredell County on a Mooresville project?
Sometimes. The town issues building permits, but erosion control and well or septic reviews need a separate application to Iredell County. A restaurant's food and lodging review goes to the county as well. The town's permit staff answer which reviews a given project needs.
What does a commercial remodel cost in Mooresville?
The price starts with the size of the space and how much of the old build-out can stay. New restrooms and HVAC changes often move the number most. Downtown, exterior changes add a historic review step to the schedule. We look at the job and put the quote in writing.
Can we add on to a commercial building near Lake Norman?
It depends on the lot. In the Lake Norman protected area, the high-density option allows up to 70 percent built-upon area, with stormwater control measures. Lots that border the lake also carry riparian buffer rules. We check your parcel's limits early, before the design is drawn.
Does an upfit in Mooresville need sealed plans?
The town says commercial plans are typically sealed by a design professional, with exceptions set in state law. One exception covers some remodels that do not touch the structure or the exits. Plans are still required when seals are not. The architect and engineer we coordinate with seal the plans when a project needs them.
