Monroe is growing fast, and its commercial buildings have to keep up. The Census counted 34,562 people here in 2020 and estimates 42,644 for 2025. Historic storefronts line downtown, and manufacturers run plants in the industrial parks. A building that suited its last business often needs work before the next one opens.
K & Y Builders is a commercial general contractor, and Monroe is part of our service area. Our office is in Indian Trail, the next town west on US 74. In Monroe we take on commercial remodeling and commercial upfits, and we build new flex space and warehouses. Call or text (704) 286-6210, and we will look at the job and put the quote in writing.

Downtown Monroe has a National Register district of 34 buildings, with a historic period from 1874 to 1935. The city notes that contributing buildings there can use the existing building code for renovations. They may also qualify for rehab tax credits. A proposed expansion would add 16 structures and carry the historic period to 1976.
Many of Monroe's manufacturers sit along Airport Road, Stitt Street and Rocky River Road. The Charlotte-Monroe Executive Airport has a 7,000-foot runway for corporate aircraft. Three freight rail main lines also meet at a switchyard in Monroe.
The Monroe Corporate Center, near the airport, began in 1994 on 186 acres and has grown to nearly 500. Its manufacturers employ more than 1,300 people, by the city's count. When a plant needs more floor space, commercial additions tie new square footage into the building already there.
Monroe is the Union County seat, but the county's building office does not issue permits here. The city runs its own commercial plan review and inspections through its Planning and Development department. Its Permit Center processes building and occupancy permits, plus zoning, erosion control, stormwater, water, sewer and fire permits. Applications and plans go in through the city's online CityView portal.
A new building or an addition needs a full set of plans, including the site plan and elevations. The city's checklist also asks for a building code summary and a Water Resources Certification. Erosion control and stormwater permits may be required, and renovations need the full set of plans too. A change of use goes through a change of occupancy application, with a floor plan and an ordinance checklist.
Zoning follows the city's Unified Development Code. Its General Industrial district allows light industrial and manufacturing uses, and an airport overlay limits structure heights nearby. On our jobs, the permit application and the inspections sit on the schedule from the first meeting. Under state law, nobody moves into new or altered space until the city issues a certificate of compliance.
The Monroe Expressway opened in 2018 as an 18-mile toll bypass of US 74. It starts just east of the I-485 interchange in Matthews. The city counts 2,731 new homes built here from 2020 to 2024. New rooftops tend to bring new stores and medical offices with them.
Industry keeps coming too. On North Sutherland Avenue, a Class A industrial development of nearly 770,000 square feet is planned. Its first building is expected in early 2027. In April 2026, the city annexed more of a specialty materials plant that plans new production buildings in phases.
The city's development list names about 50 projects, mostly homes and apartments. One plan pairs 295 homes with 98,178 square feet of commercial space. Another puts 56 apartments inside the historic Piedmont Buggy Works factory. For owners and investors who want new space, we build flex space buildings with warehouse and office under one roof.
Around downtown Monroe, the federal soil survey maps mostly Badin and Tarrus soils. Both formed from fine-grained rock of the Carolina Slate Belt. Badin soils reach weathered bedrock at 20 to 40 inches, by the official series description. Tarrus soils run deeper, with weathered rock at 40 to 60 inches.
On ground like that, footings and utility trenches can run into rock. A geotechnical report usually guides the foundation design for a commercial building. Where rock has to be blasted, the city's Permit Center takes a separate blasting permit application. For ground-up construction, our in-house crews do the site work and grading with company-owned equipment.
Before any digging, state law calls for notice to NC811 at least three full working days ahead. NC811 gets public lines marked, but private lines on a commercial lot need a private locator.
