Commercial Remodeling, Upfits and Ground-Up Construction in Kannapolis

In Kannapolis, sewer capacity can decide when a commercial project starts. The city's wastewater policy says private demand exceeds the regional treatment plant's current and planned capacity. So a new building or an addition may need a city sewer allocation before site plan approval.

K & Y Builders is a commercial general contractor for business owners and the owners and managers of commercial property. Kannapolis, northeast of Charlotte on I-85, is part of our service area. Here we take on commercial upfits in existing buildings and new buildings from the ground up. Call or text (704) 286-6210, and we will look at the job and put the quote in writing.

How old are the commercial buildings in Kannapolis?

Kannapolis began as a mill town. J.W. Cannon bought the land in 1906, and his mill started production in 1908. Cannon Mills built much of the early town for its workers, down to a YMCA and a movie theater. The city did not incorporate until 1984.

After a 1982 sale of the mills, a downtown renovation created the Cannon Village shopping district. The mill closed in July 2003, and 4,340 people lost their jobs. The North Carolina Research Campus, begun in 2008, holds office and lab space on part of the old mill site.

The city later bought the downtown properties and rebuilt the district. The first phase, finished in 2020, added a ballpark and about 350 apartments. The historic Swanee Theatre became a live music venue, and the Gem Theatre was renovated.

Outside downtown, Cannon Boulevard (US 29) is a major commercial corridor, and a city plan guides its redevelopment. When a space there changes hands, the next tenant often needs commercial remodeling first.

Warehouses and flex space on the I-85 corridor

I-85 exits 54 through 63 serve Kannapolis, the city says. It lists logistics and advanced manufacturing among its top industries. In early 2025 it counted five major job projects along I-85 that were underway or nearly complete.

Lakeshore Corporate Park broke ground in 2022 on a former baseball stadium site at Exit 63. Its plan called for three industrial buildings of 125,000 to 300,000 square feet. At 85 Exchange, near Kannapolis Parkway and NC 73, the developer announced plans for 1,000,000 more square feet. In April 2026 the city announced a lease of a 729,872 square foot warehouse at Overlook 85.

Smaller users often want flex space, a warehouse with office space in it. Flex space is mainly what we specialize in, and we also build for our own portfolio. Our past work includes a 23,000 square foot flex space building. In flex space construction, we plan the warehouse and office portions together with the site.

Around downtown, the federal soil survey maps about two-thirds of the ground as Cecil and Pacolet soils. Both are deep, well-drained soils with a red clay subsoil. The soils along the creeks are mapped as frequently flooded. The city's planning page links to the state's flood maps.

Who reviews commercial permits in Kannapolis?

Two offices review most commercial work here. The city's Planning Department handles zoning under the Kannapolis Development Ordinance, adopted July 1, 2022. Its upfit application says any change to a commercial building's interior or exterior needs zoning approval.

Building permits come from the county. Cabarrus County Construction Standards reviews plans inside the city limits, even in the Rowan County part. Rowan County reviews work in the city's extraterritorial jurisdiction. The city says its review and the county's can usually run at the same time.

For an interior upfit, the city asks for building plans plus sprinkler and fire alarm plans. Work on the exterior adds a site plan of the property. A business moving into a space with no building work files a change in use application instead.

Restaurants face extra city steps. Depending on the use, the city can require a grease separation device, and its staff inspect them. Downtown, sidewalk dining needs a city permit through the property owner. Our preconstruction services put these approvals on the schedule from the start.

Does your Kannapolis project need a sewer allocation?

Kannapolis wastewater goes to the Rocky River Regional Wastewater Treatment Plant. The Water and Sewer Authority of Cabarrus County runs it. A 2024 expansion raised the plant from 26.5 to 30 million gallons a day. Another phase, to 34 million gallons a day, was expected to come online in 2027.

The city manages a limited share of that capacity. Any project that needs approval under its development ordinance must request an allocation permit. A parcel already on sewer generally holds an allocation for its current use. An expansion, or any change that adds wastewater flow, needs a new permit.

The city ranks nonresidential requests on a scoring matrix, and its policy calls approval of every request highly unlikely. For small infill projects, it can set capacity aside about every six months and open a call for projects.

An award comes with deadlines. The city's 2026 infill call gives a project 120 days to win preliminary site plan approval. We look at sewer early on commercial additions and new buildings, because it can set the start date.

Kannapolis FAQ

Questions We Hear Around Kannapolis

A few of the questions we hear most around Kannapolis. If yours is not here, call or text and ask.

Call (704) 286-6210

Is my building in Kannapolis if the address says Concord?
It can be. The city spans eight ZIP codes, and six carry the postal names of nearby towns. The city says over 80 percent of its largest businesses sit in those six. Its Planning Department can confirm whether a parcel falls under city zoning and sewer rules.
How long does commercial site plan review take in Kannapolis?
The city's chart lists 20 working days for a first commercial site plan review, then 15 per resubmittal. Cabarrus County says its commercial plan review may take 3 to 5 weeks. On the city's chart, a project without a sewer allocation stops at the site plan. We build those review cycles into a realistic timeline.
Does an upfit in an existing Kannapolis building need a sewer allocation?
Not always. The city's policy treats a parcel already on sewer as holding an allocation for its current use. A change that sends more wastewater into the system can need a new permit. The Planning Department answers that for a given building.
What does a commercial upfit cost in Kannapolis?
The size of the space and the scope of work set most of the price. The city's upfit checklist calls for sprinkler and fire alarm plans, and fees are paid before permits issue. A change in use can add review steps and time. We look at the job and put the quote in writing.
Can our business stay open during the work?
In most cases, yes. We work within your existing footprint, and daily operations keep going with minimal disruption. Under state law, the inspections department can issue a temporary certificate of occupancy for finished portions of a building. Phased work can use that to reopen one area while another is under construction.
