Retail Build-Outs in Charlotte, NC

Retail Build-Outs · Charlotte, NC

Store and restaurant space built out for opening day

Retail build-outs turn shell space or a dated store into a finished space that is ready to open. At K & Y Builders, we build out retail stores and restaurants, and we remodel existing ones. We work in retail centers and multi-use buildings around Charlotte.

We build for store owners, restaurant owners, landlords and property managers. Our in-house crews and company-owned equipment cut the delays that come with waiting on subcontractors. As a Charlotte-area commercial general contractor, we work from our office in Indian Trail. Call or text (704) 286-6210, and we will look at the space and put the quote in writing.

Retail construction for stores and retail centers

In a store, the retail build-out starts at the storefront, the glass and doors a shopper sees first. Inside, we build the sales floor and the stockroom behind it. Walls, ceilings, lighting and floors get finished to your plan.

Sales counters have their own rules. The federal 2010 ADA Standards call for a low section on at least one of each type of sales counter. That section is no more than 36 inches above the floor. An order counter and a pick-up counter count as two types.

When the space is leased, the lease's work letter often sets the scope. We build those tenant improvements for landlords and for tenants. We build a landlord's suite as if we will own it, because we own commercial space too.

What does a restaurant build-out in Charlotte need?

A restaurant build-out adds a commercial kitchen, and the kitchen shapes much of the plan. The state plumbing code calls for a grease interceptor or a similar device on kitchen drains with grease-laden waste. Charlotte Water requires a new restaurant to have a grease interceptor of at least 1,000 gallons, unless it approves otherwise. Where an outdoor unit is physically impossible in an existing building, the utility may allow under-the-counter units with prior approval.

Restaurant plans also go through the county health department. In Mecklenburg County, that plan review and approval come before construction starts. Plans for a franchise or chain restaurant go to the state's plan review unit instead.

The 2010 ADA Standards call for at least 5 percent of dining seats and standing spaces to be accessible. The accessible tables have tops 28 to 34 inches above the floor. The food service permit is issued to the restaurant's owner, or to the tenant when the space is leased. Mecklenburg County asks for that application at least 30 days before opening, so we put that date on the schedule.

Plan review for store and restaurant construction around Charlotte

In Charlotte and the rest of Mecklenburg County, Mecklenburg County Code Enforcement reviews commercial plans. Its small commercial review takes interior upfits of store and office space up to 10,000 square feet. The county's goal is to finish that review within five days of accepting the plans. A space that needed a building permit opens only after the county issues the certificate of occupancy.

Changes of use and assembly occupancies go to the county's scheduled commercial review instead. A restaurant moving into a former store is a change of use. Under North Carolina's existing building code, a new use can call for sprinklers or fire walls. A kitchen renovation in an existing restaurant can still use the small review if the kitchen area does not expand.

Ballantyne, an office and restaurant district in south Charlotte, falls under that county review. So does Pineville next door, where the town's plan names retail as the largest industry by jobs. In Indian Trail and Stallings, Union County Building Code Enforcement issues the building permits.

How We Work

How a Job With K & Y Runs

From the first call or text to the finished work, here is how it goes.

1

Call or text

Call or text (704) 286-6210 and tell us about the building or the lot. Send plans or photos if you have them.

2

We look at the job

We meet you at the building or the site and go over the scope. In an occupied building, we also plan how your business keeps running.

3

Plan and written quote

We work out the budget and the schedule, with time for plan review built in. Then the quote comes to you in writing.

4

The build

Our crews do the work, and we keep you posted on the schedule as it moves. On a new site, public utility lines get marked through NC 811 before we dig.

5

Final walk-through

The last inspections and a final walk-through with you close out the job. Once the inspection department issues its certificate of compliance, the building or space is ready for business.

FAQ

Retail Build-Outs Questions, Answered

Common questions about retail build-outs around Charlotte and the surrounding towns. If yours is not here, call or text and ask.

Call (704) 286-6210

How much does a retail build-out cost?
The size of the space and its condition set the starting point. Bare shell space needs more work than a store a past tenant finished. A restaurant adds a commercial kitchen and a grease interceptor, which often move the number most. We look at the space and your plans, then put the quote in writing.
Can you build a restaurant in a space that used to be a store?
Yes. That is a change of use, and the new use can call for sprinklers or fire walls. The kitchen will likely need a grease interceptor, and the health department reviews the plans. We can look at the space before you sign the lease, so those items are in the written quote.
Can our store stay open during the remodel?
Often, yes, where the layout and the code allow it. We phase the work so part of the store keeps selling while another part is built. We work within your existing footprint and keep daily operations going with minimal disruption. We set the phases with you before work starts.
Who draws the plans for a restaurant build-out?
Usually an architect or an engineer, because plan review for commercial work runs on drawings. If you have a designer, we build to those plans. If not, we coordinate the plans with an outside architect and engineer.
How long does a retail build-out take?
It depends on the size of the space and on the plan review. A restaurant adds the health department's review to the building review. With our preconstruction services, those reviews and the equipment orders go on the timeline from the start. We give you a realistic timeline with the written quote.
Do you build new retail buildings too?
Yes. A new retail center is ground-up construction, which we take from the foundation to the final walk-through. Our in-house crew manages the entire vertical build. Our past work includes a four-unit mixed-use building in Indian Trail, built new from the ground up.
