Design-build construction puts the design and the build of a commercial building under one team. At K & Y Builders, we become your single partner from concept to completion. We manage both design and construction, and we coordinate the outside architect and engineer. You get one schedule and one point of accountability.
Our clients are business owners and investors around Charlotte, and we build for our own portfolio too. As a commercial general contractor serving Charlotte, we work from our office in Indian Trail. Once the design is set, our in-house crews and company-owned heavy equipment take on the build. Call or text (704) 286-6210, and we will look at the project and put the quote in writing.
Tell us about the remodel, upfit, addition or new building and where it is. We look at the job and put the quote in writing.
The traditional route for a commercial building is design-bid-build. The owner hires an architect first, and the finished drawings then go out for bids. The owner ends up with separate contracts for the design and the construction.
Design-build joins the two under one contract. The national design-build trade association calls that single contract the key difference from other methods. The builder can price the design while it takes shape. The association also lists earlier knowledge of firm costs as a benefit.
As a design-build contractor, K & Y leads one team for the whole job. The design team and our crews work to one plan and one budget. The method suits ground-up construction, where every choice about a new building is still open.
Larger commercial projects in North Carolina are drawn and sealed by an architect or engineer. The architect lays out the building, and the engineers design the structure and the building systems. We coordinate their work from the first sketch and check the drawings against the budget as they develop. Budget and scope alignment means the design grows only as far as the budget allows.
Value engineering asks whether each part of the building can do the same job for less. That covers the cost to build it and the cost to run it later. Wall panels and the roof line are the kinds of choices it weighs. On flex space buildings, the split between warehouse and office space is one of the first choices to settle.
When the budget and the scope drift apart, we bring you options before the drawings are final. We build every project as if we will own it. We treat your capital investment with the same discipline we apply to our own.
In Charlotte and the rest of Mecklenburg County, commercial plans go to Mecklenburg County Code Enforcement. While a project is still in design, the design team can ask for a one-hour preliminary review meeting. The architect or engineer brings a written code analysis and walks the county's plans examiners through it.
Past county studies found 25 percent fewer plan defects at final review for design teams that use these reviews. After approval, a change goes back to the county as a revision to the approved plans. The county names value engineering as a typical driver, so we settle those choices while the design is open.
In Union County, Union County Building Code Enforcement issues building permits everywhere but Monroe and Waxhaw. Other counties and towns around Charlotte set their own review steps. We put the plan review on the same schedule as the design and the build.

(704) 286-6210From the first call or text to the finished work, here is how it goes.
Call or text (704) 286-6210 and tell us about the building or the lot. Send plans or photos if you have them.
We meet you at the building or the site and go over the scope. In an occupied building, we also plan how your business keeps running.
We work out the budget and the schedule, with time for plan review built in. Then the quote comes to you in writing.
Our crews do the work, and we keep you posted on the schedule as it moves. On a new site, public utility lines get marked through NC 811 before we dig.
The last inspections and a final walk-through with you close out the job. Once the inspection department issues its certificate of compliance, the building or space is ready for business.
