Commercial Remodeling, Upfits and Ground-Up Construction in Stallings

Stallings, the town that calls itself the Gateway to Union County, runs six miles long and one mile wide. Its 2030 economic development plan found that 84 percent of the tax base value came from homes. The plan aims for 80 percent homes and 20 percent business by 2030, but little open land is left. Much of that growth has to come from reworking the commercial buildings already here.

K & Y Builders is a commercial general contractor based in Indian Trail, the next town east on US 74. Stallings is part of our service area, and our portfolio includes a new automotive repair center here. We take on commercial remodeling for property owners and tenants, and we build from the ground up. Call or text (704) 286-6210, and we will look at the job and put the quote in writing.

Commercial buildings on US 74 and I-485 in Stallings

US 74 came through Stallings as a new four-lane highway in the early 1950s. The town grew fast in the 1960s and early 1970s and incorporated in 1975. A 2001 annexation along Stevens Mill Road and Lawyers Road doubled its size. The town's 2017 land use plan calls for reviving declining commercial areas through building code compliance.

The town's zoning sorts its commercial land by type. The US 74 Commercial district mixes commercial goods and services with some limited industrial use. The I-485 Corporate Park district is meant for office complexes, with limited commercial use. A Vehicle Service and Repair district is set aside for repair shops that need room to maneuver.

Union West Business Park, on Cupped Oak Drive off US 74, is zoned Industrial for manufacturing and warehouse storage. In 2017, the land use plan counted four available industrial buildings there, about 49,000 square feet. The Mixed-Use districts target underused commercial properties for redevelopment. For a space the last tenant left, commercial upfits turn it into a finished space for the next one.

Who issues commercial permits in Stallings?

Permits in Stallings come from two offices. The town's Planning and Zoning department issues zoning permits, including for additions and interior upfits. Union County Building Code Enforcement reviews the building plans and issues the building permits. Its inspectors then check the work.

New commercial buildings and major site changes also go through the town's site plan review. A rezoning needs a vote of the Town Council. Before any excavation or fill, the town requires a land disturbance permit. Tearing down any structure takes a town demolition permit too.

For new construction, the town inspects for zoning compliance before Union County issues the certificate of occupancy. The town wants a final as-built survey first, and a site that is move-in ready. Parking lots must have no cracks, and sidewalks must be freshly pressure washed. On our jobs, the permit steps and inspections sit on the schedule from the first meeting.

Where commercial growth is headed in Stallings

Atrium Health Union West opened in Stallings in February 2022, with a medical plaza beside it. The town's 2030 economic development plan names this new hospital district as a place for healthcare investment. The land use plan expects new office space here to be driven by medical and professional users. For a doctor's or dentist's office, our medical office build-outs cover the exam rooms and the waiting area.

The same plan named flex space the most appropriate product type for the Stallings market. Over a ten-year plan, it estimated the town could support about 337,000 square feet of flex and light industrial space. It pointed to sites with strong road links, such as US 74 and I-485. We build flex space buildings that put warehouse and office under one roof.

The Census counted 16,112 people in Stallings in 2020 and estimates 17,760 for 2025. Recent council approvals include a research and industrial center and a small commercial and office center on Lawyers Road. The planned LYNX Silver Line light rail would run from Belmont through uptown Charlotte into Stallings. The town is studying the land around Stallings Road and US 74, where a station is proposed.

Soil and stormwater on a Stallings building site

Around Town Hall, the federal soil survey maps Cecil soils on about a fifth of the ground. Cecil drains well and has low shrink-swell potential, by the official series descriptions. Helena soils cover about a sixth, and their description rates shrink-swell potential high. In Helena soils, a seasonal high water table sits 18 to 30 inches down from January to April.

On clay that shrinks and swells, a geotechnical report usually guides the slab and footing design. For ground-up construction, our in-house crews do the site work and grading with company-owned equipment. Before any digging, state law calls for notice to NC811 at least three full working days ahead.

Stallings applies its stormwater rules to projects that disturb an acre or more, or are part of a larger development. A redevelopment that adds no built-upon area, with equal or better stormwater control, is exempt. In the Goose Creek and Six Mile Creek watersheds, streams need undisturbed buffers. They run 200 feet wide in the 100-year floodplain and 100 feet wide outside it.

Questions We Hear Around Stallings

A few of the questions we hear most around Stallings. If yours is not here, call or text and ask.

Call (704) 286-6210

What does Stallings require before a tenant moves into an existing space?
The town requires a use permit for any change in use, even when nothing gets built. Interior renovations, such as moving walls, need a town zoning permit for the upfit. Union County issues the building permits and, at the end, the certificate of occupancy. Signs need a separate town sign permit.
How long do commercial approvals take in Stallings?
The town says each site plan review can take up to 30 business days. For a permit application, it asks you to allow one to two weeks. A rezoning averages three to four months, and a conditional zoning four to six. We build those steps into the schedule before work starts.
What site rules apply along US 74 in Stallings?
In the town's US 74 Commercial district, buildings sit at least 27 feet back from the highway. Parking may go between a building and the highway, but not inside that setback. A building between a side street and US 74 must face the side street. The town's development ordinance holds the full rules.
How much does a commercial remodel or upfit cost in Stallings?
The price comes from the building and the scope, so we price each job after we see it. A change of use can add fire protection or accessibility work. Older buildings along US 74 may need code updates as well. We look at the job and put the quote in writing.
Is part of Stallings in Mecklenburg County?
Yes. Most of Stallings lies in Union County, but annexations added parcels in Mecklenburg County. The town calls itself the first Union County town to sit in two counties. For a parcel on the Mecklenburg side, confirm which county reviews the building plans.
