A commercial addition puts more square footage on the warehouse, office, shop or store you already have. We tie the new structure into the old one and plan the work around daily operations.

Warehouse renovation reworks an existing warehouse or industrial building for the way a business uses it now. At K & Y Builders, we remodel warehouses for owners, investors, property managers and tenants around Charlotte. The work may add office space inside the warehouse or ready the building for a new tenant. It is one part of our commercial remodeling work.
We build for our own portfolio, and we plan each warehouse renovation as if we will own it. As a commercial general contractor in the Charlotte area, we run the job with in-house crews and company-owned equipment. Call or text (704) 286-6210, and we will look at the building and put the quote in writing.
Tell us about the remodel, upfit, addition or new building and where it is. We look at the job and put the quote in writing.
Many warehouse renovations start with office space. We add or rebuild offices inside the warehouse, with walls and ceilings of their own. Flex space, a warehouse with office space in it, is what we specialize in building new. That planning carries over to an office added inside an older warehouse.
Dock and door changes come up when a new user moves in. A tenant may need more dock doors or a drive-in door. We coordinate any new wall opening with the engineer on the job.
Interior upgrades cover the rest. Older buildings often get brighter lighting and updated restrooms. Some also need code compliance updates before a new tenant can open.
Industrial space repurposing gives a warehouse a new job. Storage space might become a showroom or offices, for example. Under North Carolina's existing building code, a new use can count as a change of occupancy.
A change of occupancy can bring stricter rules for fire protection and exits. A move to a higher-hazard use can call for a sprinkler system or fire-rated walls. Accessibility upgrades, like an accessible entrance, can come with it. We check the new use against the code with the architect and engineer, ideally before the lease is signed.
A new tenant may also need the building divided. Splitting one warehouse into suites is tenant upfit work, with demising walls between the spaces.
Charlotte and the Mecklenburg County towns get building permits from Mecklenburg County Code Enforcement. Interior renovations up to 10,000 square feet in buildings classed as storage can qualify for its small commercial plan review. A change of use does not qualify for that track.
Racking gets its own review. The county treats racking with goods stored over 12 feet high as high-piled combustible storage. That racking goes through the scheduled commercial plan review. Its plans list the stored goods and include the sprinkler drawings.
Outside Mecklenburg County, the steps shift by place. Union County's commercial checklist asks how high the racks go and what they will hold. In Concord, the city reviews zoning and Cabarrus County reviews the building side. We put plan review on the schedule before the work starts.
Call or text for a written quote. We work about 40 miles around Charlotte across Mecklenburg County and the counties around it.
(704) 286-6210From the first call or text to the finished work, here is how it goes.
Call or text (704) 286-6210 and tell us about the building or the lot. Send plans or photos if you have them.
We meet you at the building or the site and go over the scope. In an occupied building, we also plan how your business keeps running.
We work out the budget and the schedule, with time for plan review built in. Then the quote comes to you in writing.
Our crews do the work, and we keep you posted on the schedule as it moves. On a new site, public utility lines get marked through NC 811 before we dig.
The last inspections and a final walk-through with you close out the job. Once the inspection department issues its certificate of compliance, the building or space is ready for business.
